You will see the phrase “Property first. Purpose too.” throughout DealHaus.
It is more than a strapline.
It describes how we approach property.
A social purpose does not turn a poor property decision into a good one.
Before considering the social use, we still want to understand the property itself.
What is it worth?
What is the local market like?
Does the layout work?
What condition is it in?
What are the operating costs?
Are there planning, licensing or compliance considerations?
Could the property have other sensible uses in the future?
Those questions matter whether the eventual occupant is a private tenant or somebody accessing housing through one of our housing partners.
Once the fundamentals work, we can consider the social element.
Could this property meet a genuine housing requirement?
Could it provide a safe, appropriate home?
Is there a housing partner with a need in that location?
Can the arrangement work sustainably for everyone involved?
That order is important.
We do not want social impact to depend on an arrangement that is commercially unsustainable. Equally, we do not believe that a commercially successful property has to ignore the wider outcome it creates.
The strongest opportunities are those where the interests align.
The property works.
The owner understands the arrangement.
The housing partner can operate it properly.
And somebody ultimately gains access to a good-quality home.
That is what we mean by:
Property first. Purpose too.
Get the property decision right first.
Then see what else that property can make possible.
Good property decisions can create wider value.
Our approach brings together commercial considerations, responsible partnerships and the opportunity to make more quality homes available to people who need them.
